Ground-up construction is where good financing matters most.
The wrong lender can stall a build with slow draws and rigid terms. Scale Private Capital funds investor construction projects across Tennessee, structured around how builds actually run.
From a single spec home to a small development, we fund the build and move at your pace — with draw handling that keeps your crew working and your timeline on track.

Answered.
What is a one-time-close construction loan?
A one-time-close structure combines the construction financing and the permanent loan into a single closing, so you pay one set of closing costs instead of two and avoid re-qualifying partway through the build.
How fast can you close?
Most deals fund in about nine days from the day you send us the property, and you'll usually have a term sheet within a day. We're a direct lender, so there's no loan committee sitting between you and an answer.
What credit score do I need?
Hard money is asset-based, so credit matters far less than it does at a bank. We look at the deal first: the property, your budget, the after-repair value, and your exit. Your track record as an operator matters more than a score.
Are you a direct lender or a broker?
Direct. We make our own credit decisions and service our own loans, which is why you get an answer quickly and reach a real person when you need a draw or a payoff statement.
