We lend our own money, in one state, on deals we can drive to.
Scale Private Capital is a direct hard money lender based in Nashville, funding investment property across Tennessee. We are not a broker and not a fund shopping your file to somebody else. The person who answers the phone can tell you what we will lend, and the money is ours, which is why an answer takes a day instead of three weeks.
Tennessee only, on purpose. A lender underwriting your Chattanooga duplex from an office in Phoenix is reading the same comps you are and guessing at the rest. We value property in house, because we know what a street in East Nashville, a subdivision in Spring Hill and a lot outside Clarksville are actually worth. It is also why we can close in days instead of scheduling a third-party appraisal.
We lend on business-purpose real estate only. If you plan to live in it, we are the wrong lender, and we will tell you that on the first call rather than three weeks in.
What we fund across Tennessee.
Where we lend in Tennessee.
Middle Tennessee is our back yard, and we fund deals statewide. The terms do not change by market. What changes is how fast the exit is.
Nashville and Middle Tennessee
Davidson, Williamson, Rutherford, Wilson, Sumner, Maury, Montgomery, Robertson, Dickson and the counties around them. County by county →
Knoxville and East Tennessee
A steadier, slower market than Nashville, and one where a well-bought house still pencils. Knoxville lending →
Chattanooga
Tight inventory and real demand downtown and across the river. Chattanooga lending →
Clarksville
Fort Campbell keeps that rental market moving all year. Clarksville lending →
Murfreesboro and Rutherford County
One of the fastest-growing counties in the state, and one of the faster exits. Murfreesboro lending →
Franklin and Williamson County
Higher price points, longer holds, and buyers who expect the finish to be right. Franklin lending →
Somewhere else in Tennessee? Memphis, Jackson, the Tri-Cities, a county with more cattle than comps — send it over. We lend statewide and you will get an answer either way. (615) 989-0020
The same price in every Tennessee market.
Three points and 12% interest, interest only. The points cover every lender fee we charge: no origination on top, no processing, no underwriting, no appraisal, no inspection fee and no payoff fee. The only other cost is a $320 document preparation fee, and the points are financed into the loan rather than paid at the closing table.
We lend up to 65% of the after-repair value. Most deals fund in about nine days from the day you send us the property, and a term sheet usually lands within a day. There is no credit minimum, no tax returns and no employment verification, because we underwrite the property, the budget and your exit. Every figure is published on our rates and fees page, and repeat borrowers earn better terms through the Scale Program.
Hard money lending in Tennessee, answered.
What is a hard money lender?
A hard money lender funds real estate deals against the property instead of against your income and credit file. The loan is short term, interest only, and priced higher than a bank loan because it closes in days rather than months. Investors use it to buy property a bank will not finance, or cannot finance fast enough, then exit by selling or refinancing.
Do you lend across all of Tennessee?
Yes. We are based in Nashville and fund investment property statewide, from Memphis to the Tri-Cities. Middle Tennessee is where we do the most volume and where our in-house valuation is sharpest, but the terms do not change by county.
What does a hard money loan cost in Tennessee?
Ours is three points and 12% interest, interest only, plus a $320 document preparation fee. No origination, processing, underwriting, appraisal, inspection or payoff fees on top. When you compare lenders, add up every fee, because the headline rate is rarely the whole price. The full breakdown is on our rates and fees page.
How much will you lend on a property?
Up to 65% of the after-repair value. On a property bought well below its finished value that can cover the entire purchase and leave money for renovation. On a thinner deal you cover the gap. The calculator on our resources page shows both cases in about thirty seconds.
How fast can you close?
About nine days from the day you send us the property, and a term sheet usually within a day. We are a direct lender using our own capital, so there is no loan committee and no third-party appraisal to schedule.
Do you lend to first-time investors?
Yes. A first deal with good numbers is fundable. Experience changes your terms over time through the Scale Program, not whether we will look at your deal.
Can I use a hard money loan for a house I will live in?
No. We lend on business-purpose real estate only: flips, rentals, land, new construction and other investment property. Owner-occupied lending follows a different set of rules, and we do not do it.
Send us the deal.
Anywhere in Tennessee. Term sheet in a day, funding in about nine.
