Nashville is the deepest market and the slowest to absorb. Davidson County holds 4,599 active listings, more than any county in Tennessee, but only 26.6% of them are under contract, the weakest absorption in the state except Sevier. Building permits there fell from 15,163 in 2022 to 5,632 in 2025.
The collar counties are where the speed is. Wilson County turns over in 50 days, the fastest in Tennessee. Rutherford runs 55 days with 46% pending, and Robertson 56 days with 51% pending. Sumner and Rutherford are the two counties still building, with permits up 55% and 29% since 2022.
Price per square foot sets your loan size. Williamson County runs $350 a foot against $191 in Montgomery. Same 65% of after-repair value, very different loan amounts, so bring the comps that support your number.

Do you lend outside Nashville?
Yes. We are based in Nashville and lend across Middle Tennessee and the rest of the state. Wilson, Rutherford, Williamson, Sumner, Maury, Montgomery, Robertson, Dickson, Putnam and Coffee counties are all regular territory for us, and we are not limited to that list.
Are the terms different in a smaller county?
No. Three points and 12% interest, up to 65% of the after-repair value, wherever the property sits. What changes by county is the exit: a house in Wilson County typically sells faster than one in Davidson, so we may talk through a longer hold on a slower market.
How fast can you close on a suburb deal?
Most deals fund in about nine days from the day you send us the property, and you will usually have a term sheet within a day. Our valuation is done in house, so there is no third-party appraiser to schedule in a rural county.
Do you lend on rural land and new builds outside the city?
Yes. We fund land that conventional lenders decline, ground-up construction with draws on a set schedule, and manufactured homes, which most lenders will not touch.
