Start with the numbers, because you already have the construction side. A flip works when the purchase price plus your rehab budget plus carrying and selling costs land far enough under the after-repair value to leave a real margin. How much of my own money do I need for my first flip?
Less than most people assume, because hard money funds the purchase and the rehab together rather than making you carry the renovation out of pocket. You'll still need cash at closing plus a reserve for carrying costs. Send us a specific property and we'll show you the real number for that deal.
Can I do the renovation work myself on a house I'm flipping?

How do I know whether a deal is actually worth doing?
