Fix & Flip Financing

How our fix & flip loans work

Purchase + rehab in one loan

We fund the acquisition and the renovation together, structured so you bring less cash to the table and keep capital free for your next project.

Draws that don't slow you down

Rehab draws handled on a predictable, expedited schedule — so your crew keeps working and your timeline holds.

Built for your exit

Whether you're selling or refinancing into a rental, our terms are built around how flips actually run, with extension options if the project needs them.

Nashville

Fix and flip loans in Nashville.

Most of what we fund is inside Davidson County or a few minutes past the line. Here is what the numbers actually look like right now, and what they mean for your exit.

Nashville is a slower exit than the counties around it. Davidson holds 4,621 active listings, more than any county in Tennessee, and only about 25.5% of them are under contract — among the weakest absorption in the state, though Jefferson and Cumberland counties now sit even lower. Median days on market is 68 and rose year over year. That does not mean do not flip here. It means underwrite the hold: budget carry for the time it actually takes to sell, and buy at a price that survives a slower spring than you planned for.

New construction has pulled back hard, which helps you. Davidson authorized 15,163 units in 2022 and 5,632 in 2025, a 63% decline and the sharpest drop in Tennessee. Fewer new builds coming online means your renovated three-bedroom is competing against less finished product than it was two years ago.

Where we lend most. East Nashville and Inglewood, where a well-finished house still moves and buyers pay for the street. Madison and Whites Creek, where entry prices leave room for a real margin. Donelson and Hermitage, steady, close to the airport, and a reliable rental exit if the sale takes longer. Antioch, where the numbers pencil on volume. Charlotte Park and the rest of West Nashville, where the lots are good and the houses are old enough to need everything. And Smyrna, just over the Rutherford County line, where absorption runs well above Davidson's — if your deal is there, your exit is likely faster.

Permits are part of your timeline. Anything structural, electrical, plumbing or mechanical in Metro Nashville goes through Codes, and the inspection calendar is the part most first-time flippers leave out of the schedule. Tell us what your scope will require and we will build a realistic term around it instead of a term that expires mid-project.

We fund Nashville flips at the same terms as everywhere else in the state: three points, 12% interest, up to 65% of the after-repair value, funded in about nine days. The difference here is the exit, and that is worth talking through before you are under contract. County-by-county numbers are in the Tennessee market report, updated monthly, and the surrounding markets are on the Middle Tennessee page.

Questions

Fix and flip loans in Tennessee, answered.

Do you lend to first-time flippers?

Yes. We look at the deal first — the property, the rehab budget, and the exit. A first-timer with a solid deal and a credible plan is fundable. Experienced operators earn better leverage over time through the Scale Program.

What is a hard money loan?

A hard money loan is short-term financing secured by real estate rather than by your income history. A hard money lender underwrites the property — its current value, the rehab plan, and the after-repair value — instead of running you through the documentation a bank requires. That's why hard money loans close in days instead of weeks, and why real estate investors use them to compete with cash buyers.

How fast can you close?

Most deals fund in about nine days from the day you send us the property, and you'll usually have a term sheet within a day. We're a direct lender, so there's no loan committee sitting between you and an answer.

What credit score do I need?

Hard money is asset-based, so credit matters far less than it does at a bank. We look at the deal first: the property, your budget, the after-repair value, and your exit. Your track record as an operator matters more than a score.
