Pre-Approval

Get a pre-approval letter

Proof of funds on our letterhead, usually back the same day. You do not need a property under contract — you need this before you find one.

Rather do this by phone? Call — (615) 989-0020

Offers backed by a lender get answered first.

A listing agent looking at three offers on a distressed property is trying to work out which one will actually close. Cash and financed-with-proof beat financed-and-hoping every time — and on the properties worth flipping, you are usually bidding against someone who already has a letter in hand.

Ours states an amount you are qualified up to, on our letterhead, with our phone number on it so the agent can call and confirm you are real. No credit pull, and no obligation to borrow from us.

What happens next

After you submit

Short form, quick turnaround. This is not an application — it is a letter you can put in front of a seller.

1

We read it

A person looks at it the same day. If we need one more detail we will call rather than sit on it.

2

Letter by email

On our letterhead, with an amount and our direct number for the agent to verify.

3

Then go make offers

When one lands, come back and apply. We will already know who you are.

Request your letter

Fill this out and we will send it over

Takes about two minutes. Name, how to reach you, and a sense of what you are shopping for.

This is a short request, not an application — we do not ask for your Social Security number, EIN, or bank details to write you a letter. Those come later, and only if you actually decide to borrow. Would rather just talk it through? Call (615) 989-0020.

Questions

Pre-approval letters, answered.

Do I need a property under contract to get a pre-approval letter?

No, and you are better off having the letter before you find one. It states an amount you are qualified up to, so you can make an offer the same day a property shows up instead of asking a listing agent to wait while you arrange financing.

How fast will I get it?

Usually the same day. We are a direct lender using our own capital, so there is no committee and no underwriter queue between you and a letter.

What does the letter actually say?

It states the amount you are qualified up to, on our letterhead, with our phone number on it so the listing agent can call and confirm. That call is the point of the whole document, and yes, agents do make it.

Do you check my credit to issue one?

We lend on the asset, so there is no credit minimum, no tax returns and no employment verification. What we want to know is what you have done before, what you are shopping for, and what cash you can bring to a closing.

Is a pre-approval letter a commitment to lend?

No, and any lender who tells you otherwise is overselling. The letter says we are prepared to lend up to an amount based on what you have told us. The actual loan is underwritten against a specific property: its condition, the scope of work, the after-repair value and your exit. Final terms come in a written loan commitment.

What do you need from me to issue one?

Your entity name if you have one, how many projects you have completed, the price range and markets you are shopping, and roughly how much cash you are bringing. That is usually a five-minute conversation or the short form on this page.

Can I use the letter to bid at auction?

Yes. Investors use ours at foreclosure and estate auctions where proof of funds is required to register. Tell us that is the plan and we will word it for that purpose.
